What Is the Lowest Pricepoint You’d Consider to Stage a House?

 

In an inspiring post written by Endre Barath, Jr....We Are Unstoppable! Follow this recipe and you will be unstoppable tooI was reminded of a question that agents and sellers asked me frequently when I was consulting. 

 

What is the lowest price point you’d consider to stage a house?

 

When I started as a home stager, many agents and sellers felt that unless their property was of a certain value then it wasn’t worth staging. Some of the confusion came because home staging was new and many (including agents) were not fully aware of what staging is. Many considered any staging to mean vacant home staging, where furniture and furnishings were brought into a home.

Vacant home staging is costly and for a lower-priced home, may not be cost-effective.  My vacant stagings ran from $2,000 to upwards of $6,000. 

 

However, a Home Staging Consultation works for every price point and is much more budget-friendly. Consultations often range from $150 to $350.  The suggestions that are made often require very little out-of-pocket expense. The exceptions may be painting, cleaning the carpet, and addressing deferred repairs.

 

If you were going to sell the car that you’ve owned for 10 years and hoped to get as much for it as you could, wouldn’t you at the very least wash it and detail the interior?  

 

I have consulted on a home that at best was going to list under $80,000, a condo that may have been $125,000 on a good day, and a $3,000,000 bank-owned stripped-of-everything mansion.

 

 

What did they all have in common?

The owners wanted them sold for as much as they could get and in a relatively short amount of time, and they had a limited budget to do so.  They also did NOT want to leave any money on the table. 

 

What do you think? If you are listing a lower price point home, do you recommend any kind of staging??

Hi Bill- it doesn't matter the number. There are investors who will buy as is but you have to wonder if the seller might be leaving some money on the table.

Good morning Kathy. I have consultations on homes priced under $100,000 dollars. On one case, I paid the fee for the ideas and did some work myself. So, for me, it depends! Enjoy your day.

Staging is important no matter what the list price is going to be but sellers are rarely willing to pay for it.

It really depneds.  Each home, each market has differetn standards when it come to staging.  On the higher end, it is rare that a home is not perfect already.  It may have some clutter of collections than an agent can direct the owner to remove, and that is about i.  A

Hi Ron and Alexandra- surprisingly I can remember several high end luxury homes that while beautifully decorated were very taste specific, enough so that it was hard to see the possibilities of the home.

Hi Michael- some sellers want to get out as quickly as they can. However if you can show them how much more they might get with some staging or improvements to the condition of the home, they might want to invest in the staging.

Hi Grant- I will never forget a consultation I provided for a home in Boca. There was so much that needed to be done but the sellers were strapped for extra funds. They did about 70% of what I suggested and even in the 2008 market they had an offer in 2 weeks.

Good morning, Kathy.
Totally on board with this post. Regardless of price point, you have to have some level of "staging".  I recently sold a 13-year-old car. It was in excellent shape but still 13 years old with 142,000 miles.  I went with a full auto detail. I could have spent $34.95 for a minimum detail but I paid $340 for the best detail available. Let me tell you, that car looked like new when I got it back and sold for $5 over my full asking price. That was double what the dealer was willing to pay me on a trade-in or what the  Bluebook retail price was.   It was money well-spent not only because it sold for top dollar but it sold quickly and I didn't have to deal with it (or pay insurance) any longer.

Hi Carol= I went to an open house years ago...high end and you could tell that they'd brought in interior designers. While it was clean and in good condition, you couldn't see what the house had to offer because of the expensive decorations. I spoke to the listing agent and they felt that because they'd had an interior designer in, it didn't need staging. It was on the market for a longgggg time.

Kathy staging is not very common around here, but the homes I have been in that have been staged show much better than those that have not been staged.

Kathy I just had this conversation yesterday with a long time investor. He wants to sell one of his rentals that hasn't been touched in 15 years.  We did talk about what he can do to up his ROI for reasonable cost vs selling as is.  He'd make a lot more money by doing a few simple things that we already have a team in place to do the work.

Anna- Smart investor if he listened to you!!!!! I knew of someone who was ready to sell. Her adult children wanted to just get it sold. The MLS photos were awful. It sold but I'll bet they left at least 100k on the table.

Kathy, thank you for an honorable mention in this wonderful post. I find any and all property is well served by a Staging consultation, there is always one or two suggestions one gets at the initial meeting. Sadly most sellers are penny wise and pound foolish with staging. Then to boot, agents are not motivated to take a stronger stance when it comes to showing the cost vs. value of staging. Endre

I'm actually happy not to be staging any longer...I really enjoyed the creative aspect of it and it was awesome to help so many people. But, sometimes there were houses I just wanted to turn right around and go back to my car. LOL

The cost of staging has really bumped up.  Often homes are sold the first day or two. You asked the stager to move them they have a terrible time getting the truck ready. My last one she wanted to stage and now she does not want to stage. Good grief.
