Now, let's move on to the REO listing tale. After I really started doing a high number of BPO's, I signed up for a company that charges you to sign up. They used RES.net for a portal and I had to pay to sign up for that site as well. I was really skeptical about spending the money, but within 6 weeks, I had my first listing from them after doing only a handful of BPO's for them. (I learned afterward however that they also use a 3rd party valuation company that I had been working with for months, so they had been seeing my name on BPO's coming through) Now I have 7 properties listed with them 5 in escrow. About two weeks after I got my first listing from that pay company, I also got a listing from what seemed like out of the blue from a non-pay asset management company. (I found out that they also used a 3rd party valuation company and had been seeing my name on their BPO's for months.) I now have 4 listings with them 2 in escrow.

I've also been doing BPO's for another company and was invited to an invitation only all day training event for the valuation company and its two sister asset management companies!!! Attending the training gets you bumped up on their list and puts you next in line for getting REO listings from them. I'm telling you it pays to do good quality BPO's.

Bryan,  I just started doing BPOs with the hopes of getting REO listings in the near future. Ive only done a few for a couple of companies. I want to do a good job but I'm concerned that I may be missing something. Everyone says doing BPOs is easy & doesn't take much time but I seem to spend quite a bit of time doing them and still get inquiries from Quality Control. Any suggestions or advice?

do you even realize that you are currently breaking nevada law or do you even care! how is that a good job?

Forgive my ignorance Rick...I am an agent in California not Nevada.  What Nevada law is he breaking?  It is not evident to me at all.

Rick is referring to doing BPO's. Doing BPO's is NOT illegal in the state of Nevada. Doing BPO's for PAY goes against the grain. There's no mention of FOR PAY BPO's in this post. I've got the NRS right here on my desk to prove it and went to the BPO task force meeting that was held this month for clarificaiton. For all those that don't know, NEVADA is trying to totally outlaw real estate agents for doing FOR PAY BPO'S. This was all brought about by angry APPRAISERs that are saying that their business has dropped off dramatically do to the large number of real estate agents that jumping into the BPO market. You should have seen them (the appraisers) at that BPO task force meeting, all united with letters and petitions signed and stories of how bad agents are doing bad BPO's and how it was THE BPO AGENTS THAT CAUSED THE MORTGAGE MELTDOWN!!!! It was obvious that the apprasiers had come together and that the few agents that showed up were in no way organized nor prepared to defend thier case. I still don't know why any of the big REO guys didn't show up at the meeting.

They only want listing agents to be able to do the not for pay listing BPOs on their own listing and to cut out real estate agents from doing all other for pay BPOs.

I don't think it will ever get every agent out of the market for doing BPOs. Even if it means sucking it up and going to apprasial school to get licensed and still do BPO's. They are so one track minded to realize that it would close the door to many agents like myself who didn't have a "hook up" or "connection" and that had to work their way into REO by doing BPO's. If it wasn't for that I wouldn't be where I am today.

I guess I could say screw it because I've already got my foot in the REO door, but that's just not my nature. I believe that everyone should have equally opportunity to build thier business.

Gotcha...I can see why the appraisers would be uptight.  As far as I know it isn't a violation here.  I don't want to be a BPO agent...I just want to get the listings...which means...we have to do some BPO's.  That's just how it is. 

Glad things are working well for you Bryan!  I need to pick up some more companies as things with Indymac have slowed down some.  I would love to have all my listings be Indymac but there isn't enough to go around.
