What happens when too many buyers seeing a home results in a fight?
This post by an East Coast broker TOTALLY reminded me of how crazy the Door County market is right now. We are seeing some vicious bidding wars. Thank goodness I haven't seen any fist fights, but I have heard some hurtful words between buyers and agents. We're doing our very best to get our Buyers to the top of the pack, but it's difficult in this market.
Choose Experience when it counts. Choose an Accredited Buyer Representative when it counts. Great service counts in a Seller's market.
With a full day of showing homes Saturday, something happened I have never seen before. We drove up to an upscale home in a wonderful neighborhood. There were cars parked almost a mile away with people wanting to get in.
We walked around the outside and got in line to go inside. After a short wait we were in the home with wall to wall people. Then a lady came around and entered through a back sliding door. She promptly announced "she was buying this home and all other buyer can just leave."
I was waiting for the laugh but she was serious. She wanted other buyers to get out of the home and out of her way. Standing like a wall she was not getting through me. My buyers got to see the home and we headed out a side door. The agent holding the open house had no control. They lost control the minute they allowed the house to be that full of people. It does not help the seller in anyway.
IN SUMMARY open houses in this market are not always the right thing to do. I prefer scheduled showings where only pre qualified buyers are getting in say every 15-20 minutes. It adds a sense of control. It limits showings to buyers ready, willing and able to buy.
THE MORAL OF THE STORY is that it does matter who you list with. It does matter to have a well thought plan of how showings will work. It does matter for the seller to get great service.
