For New Agents -When Holding an Open House...

Being a Realtor(R) in my first year, I have been holding Open Houses for other agents in my office.  A few months back on my second or third different house showing I found myself in a home with very few pieces of furniture.  A couple of end tables, occasional tables with lamps, bookcases, BUT NO CHAIRS!  Not one single chair in the house!  Now, I'm sure you seasoned agents are now saying "well you should have been ready for that".  I agree.  I should have been better prepared! 

Anyway, for the next three hours at this Open House I wandered from room to room practicing my questions for visitors and making sure I knew all the details of each room. I stood at the kitchen counter and did some paperwork, read my current real estate book, and fussed at myself for not thinking to bring a folding chair of some sort. (Of course, we have several in the garage, never getting used).  I decided then to make a list of necessary items to make me more comfortable, and to make my Open House a success.

****I had another agent tell me, she waits in her car for visitors and walks in with them, SO she wouldn't necessarily need a chair.****

Open House List

I realize these types of lists have probably been posted before but I didn't think it could hurt for a refresher.  After all, new agents are joing Active Rain everyday. Before they find their way around to all the older posts they may be working an Open House and could use this list.

If any of you would like to add to the list, PLEASE do so---before my next OPEN HOUSE this weekend!  Thank you.

Open House List:

1.  Folding Chair

2.  Marketing Materials: Flyers or Brochures on the house your showing, Balloons, Business Cards, Sign In Sheet, Pens, Contracts, Financing Information

3.  MLS Listings of homes near the OPEN HOUSE that are in the same price range or same style home.  Visitors may ask if you know of any homes in the area.  You'll have this info showing the visitors you know the area and the market.  GOOD FOR YOU, YOU SMART AGENT!

4.  Cell Phone (obvious reasons)

5.  Toliet Paper (For you or visitors)

6.  Paper Towels (For you or visitors)

7.  Bottle Water & Snack (For you)  Do any agents really serve refreshments???  If so, napkins and paper plates may be needed.

8.  Paperwork, Postcards, Thank You Cards, etc. (keeps you ahead of the game)

9.  Scissors--come in handy for cutting the balloon ribbons from your signs or from each other.

10.  If the weather is bad, maybe a runner or mat for the front door or high traffic area.

Cindy, great list! I've been doing opens at a new construction so I just park myself on the carpeted stairs where I can see people coming up the walk. And I bring a book. I bring my laptop, open to the MLS so we can check right then and there for any other listed homes, compare features, etc.

Check out this site for flags, I recently bought some that say Open House. They're large (3'x5') and inexpensive and they get attention. Good Luck!

Cindy, I got a kick out of reading your article. I never did an Open House that wasn't my own. An yes, there are still those of us that do serve refreshments. I love them so that's why I bring them and sometimes the seller provides some, as well.

On safety issues, there are a few things I would add especially for those that are new to the business and have not been properly trained on safety.  

If possible take someone with you to an Open House such as: mortgage lender, husband, co-worker

If that's not possible bring along pepper spray or a small can of heavy duty hair spray in case you meet up with foul play. And for heaven sakes don't just leave it in the car, briefcase or purse. Take it out and have it handy.

Always write down where your Open House is and leave the information with the office as well as you with your loved ones.

Debbie,  A good idea having the MLS listings available on your laptop for guests.  I also like the flag idea.  Maybe I can try them instead of balloons sometimes.  Thanks for the input.

Tina, I've heard of the shoe covers for guests to use but I had an agent tell me he had purchased them but the guests were hesitant about putting them on.  I still think they may be worth a try!

Gena, Yes, some agents (new or seasoned) work Open Houses for other agents.  I've worked one for an agent who was holding two Open Houses at the same time for two of her listings.  She worked one and worked the other.  The safety suggestions are great.  I knew about the pepper spray but hadn't thought of hair spray!  Funny.  Writing down where you will be, Open House or just meeting to show a house is always a good idea.  I also try to keep my cell phone in my pocket at all times too.  Thanks for your additions.  This list is turning out to be very beneficial.  YEAH!

Great list, and good advice for new agents.
Besides that, the wireless laptop always goes along.
I also have available information about the general neighbourhood: location/distance to local schools, churches, local parks, major shopping, restaurants, public transportation schedules, etc.

Also, if it's a really hot day, it does help to have half a dozen bottles of cold water for visitors.  They may hang around a little longer. 

Sometimes I do buy cookies (unless the seller baked some for the open house - or sometimes I do, time-permitting).

...and sometimes I have hot chocolate going (in the Winter) .... it depends on the weather, etc.


On a rainy day, the plastic shoe covers definitely help.  If visitors don't want to use them, they can take their shoes off.

In the car, I always have paper towel, handiwipes, extra water, extra cards, extra flyers, and anything else I may need in an emergency (what it is, depends on the time of year/season).

After a while, you'll figure out what works best for you.

Hey Sylvie, It's You!!  Thanks for the input.  I wasn't sure if agents really did the cookie thing anymore.  I've seen on HGTV some of the million dollar homes, agents put out a big spread.  I only wish for the day!  Thanks again.

Great list.  I think the safety aspect is important.  Be sure you know how you would exit a home in an emergency.  I also suggest walking behind the client as they walk into a room.  Vs. you leading them into the space when possible.

Definitely have the front door unlocked, obviously, but also a back door that you can exit, in case of emergency...wierdo, etc... Also, bring your husband, co-worker, loan officer, anyone because a vacant house is not having a homeowner coming back and criminals know this.  And stairs are a great place to sit, unless it's a rancher!

Lillian & Lynn, Thank you both so much for bringing up more safety issues!!!  Making sure you have an exit or escape door are very important.  Bringing someone else with you is great, especially a loan officer.
