As you can see from the charts, the numbers of Sold properties is below the 5-year average, the number of New Pendings is above and the number of Active Listings is below that of the 5-year average. This low inventory is consistent throughout the DC Metro Area. Nothing is sitting on the market.
March's inventory of homes for sale was a bit lower than the 5-year average with less than one month of inventory on the market. The number of new listings entering the market in January was also slighlty the 5-year average. The uncertaintly around the pandemic may be part of the reason.
