Have Your HVAC System Professionally Serviced!
With the “Official” arrival Summer, we are offering a tip here that will save you money and hassle whether you are a home seller, buyer or just a home owner wanting to properly maintain their home; and the home has a forced-air HVAC system. The tip is very simple: have the home’s HVAC system professionally cleaned and serviced annually. To paraphrase the folks at Miller’s One Hour: attending to this annually will ensure long-term savings from: Improved Efficiency, which translates into lower cost to operate; Reduce the Risk of Breakdown, caused by dirt or extended operations using a faulty part; Extending the Life of the System – let’s face it, these systems don’t last forever. Very soon we’ll be hitting some high-temperature days, and you’ll want the AC part of your system to be up to the cooling task!
From our experience as real estate agents in Vancouver Washington, we also see the benefits to the Home Seller when the HVAC system has been regularly serviced. At the time a Buyer makes an acceptable offer and the home goes into Escrow, a Home Inspector will look at the HVAC system as a part of the process, and report on the condition and operability of the system. If the system is dirty, with no tags marking regular service by a professional, this will become a flagged item that should be attended to by the Seller. A flagged item becomes another item that a Buyer could object to and terminate the deal thus, there is every reason for a home Seller to have the system serviced prior to marketing the home, and remove one possibly serious objection.
Another reason a Buyer will want the system cleaned and serviced is that most Home Warranty Policies (which we highly recommend in home sale transactions), rarely cover failure of such a system due to lack of maintenance by a professional. Home Warranties that work, benefit both the Seller and Buyer, and at least for this item, keep tempers at an acceptable temperature!
