When the Seller is Emotionally Attached to Their Home....

Incredible brick home, awesome neighborhood. Seller needs to sell immediately. So you go in to do a CMA and your presentation and give tidbits on how to get the home showable. The house is covered in LOUD wall paper which the seller thinks is beautiful. You tell her to remove it to make that blank slate we've all pushed so hard for. She refuses. You list the property and it sits..and sits and sits...all feedback from showings speaks of the dating and wall paper.

What would you do in this scenario? Seller moves out and on and now you're stuck with an empty house listed for the right price but has wallpaper so loud it gives you a headache. You push your case and seller still has emotional attachment and doesn't understand why the common public just doesn't love her wallpaper. You show her pictures of comps and she still doesn't get it.

A year goes by..no offers. Finally executive decision. This is what WE did. We called the seller who is beside herself by this point and tell her that you are having ALL of the wallpaper removed, the home painted and the carpets cleaned. She's upset but finally says go ahead.

It looks awesome...two weeks later you have a full price offer and the home closes, everyone happy.

Yes we had to make that decision and take the bull by the horns. It can only happen after building the kind of trust and relationship with your seller that we had. People...the Real Estate  world is not about commissions and numbers..it's about relationships and referrals. This woman now refers everyone to us even out of towners and family still here.

Build your relationships..not only with clients but with other agents: Good agents who will represent and be honest with you no matter what. That's what it takes.

A referral is sending someone you love or care for to someone you trust and respect. I hope if your clients come to Greenville or beautiful Travelers Rest, we can build that relationship too!

You are so right -- it is a business that for most is about relationships.  We certainly have to be there for both the buyers and the sellers.  I am glad that this lady finally trusted you and let you help her sell her home.

Good point, Holly.  I've had that problem before as well, but I never had someone so committed to their old house that it took a year to change it!  Congrats on finding the right solution.

Time is always a variable that tells a seller who was right, in better markets someone would have bought it fixed it and flipped it, in this market it has to look as good as possible or be heavily discounted as it stacks up against the comps..No easy way but to pull the band-aide off quickly. I am a realtor and interior designer. Agents hire me to be that "bad guy" the one they feel they can't be and want to be in those very situations. You were lucky that your client finally took your advise, and it finished with a happy ending. To bad she could't have seen the light sooner! :)
