WHAT WOULD YOU DO?

Got a call on my listing.  Asked the guy the cardinal real estate question.....ARE YOU WORKING WITH A REALTOR?  NO.  Great. You want to see it at 3:00.  Okay.  My buyers specialist will meet you there.

FAST FORWARD two months.  He asked to be paid a full buyer side commission.  His wife is a Realtor.  Spoke to the buyers agent.  She agreed.  Only showed him one house and was willing to take one for the team.  WOW!  Got to love her! 

Not sure what the offer is going to be.  But we found out today he is doing the same thing on another house.  Som met my buyers agent to look at the property and told her.

Now I do not feel like my buyers agent should give him advise on what to offer.  Told her just to wirte it up and give me the offer. 

He should have disclosed up front that his wife was an agent.  So really at a dillema? What do I do now? Would love to sell the house!  He has been dragging his feet for months.  Luckily, I never told the seller we were getting an offer! 

How do I know that he is not making two offers at once? Smell a rat and would love suggestions.

I'm confused.  Why would your buyers agent write up the offer if the buyer/spouse is a real estate agent?  Why isn't he/she writing it up?? 

If he or she wants to be paid as a buyers agent, they need to do the work and earn the fee.

Don't they have to be licensed in your state in order to receive a commission on the sale?

Not in the way of a referral being the entire 3%
