Unit-Home-Sales challenged by Low Inventory, causing Home-Sales-Prices to Rocket Higher for Battle Ground WA in March 2021
New Listings have been somewhat slow to arrive into the market, with Pending Sales rapidly absorbing those new listings. With demand for homes exceeding the availably supply, we are seeing a rocketing rise in the Closed Sales Prices. Here are the key points for this month:
- The 3-Month Moving Average Sales Price shot-up by about $29,000 and is now $543,019 which is 20.22% higher than last year; with the 12-Month Moving Average now at $490,700 or, 17.83% compared to last year.
- The Inventory level for Resale Homes finished the month at the super-low 0.6 Months of Supply, which is way, way below where it should be this time of year in a healthy market.
- Approximately 37 Pre-owned Homes closed, compared to 31 Sold in 2020; and 15 more than last month.
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 1 (3.22%) in March 2020.
The Average Sales Price for Battle Ground shot up ($28,730) to a new high at $543,019 this month; and leads Vancouver's price-level by $96,202!

As we enter the Spring season we are at the time of year where the short-term line will hit its bottom; and we'll likely see this metric moving up at next month's report. The long-term trend-line is continuing its positive/upward trend. It seems clear that with the low number of homes for sale these two trends are being held-back.

The short-term trend ended its pause and has shot up strongly to a new high. The long-term trend is also strongly-upwards and at a new high. With this being a popular area - getting out from the big Cities, and often having larger lot sizes or more elbow room; it is likely we'll continue to see prices rise in the near term.

Pending Home Sales closely matched the gentle rise in New Listings; and is a clear sign of a brisk pace of sales in this area. Closed Sales also rose to a relatively strong level for this month.
In the second graph here, the Average Price for New Listings came it at its 3rd highest level; while Closed Sales came in at their all-time high.
Lastly, the Average Days on Market fell significantly by 9 days; and Median Days on Market fell by 2 days. The very brisk Sales Pace is usually only seen in late Spring and early Summer!
