Treat Their Home Purchase As If It Were Your Own

Our job as real estate agents is to guide our clients through their transaction, whether selling or buying.  As a seller's agent we give council on home preparation, repairs, pricing and what to expect once a contract has been taken.  It can be less involved than we would with a buyer.

As a buyer's agent, we start with making sure they are set with a lender so as to not waste energy and frustration with properties beyond their capabilities.  As we come to appreciate their needs we become a unit with them to find the perfect fit.

 

As we walk through a house with them, we give our full attention and when questioned about something we can offer an opinion within our expertise as agents mindful of not overstepping our limits, which can get us into trouble. However, a trained eye can see issues due to lack of maintenance to a home and sometimes even point out a problem that is very obvious.

For example, in our area, we can go into a basement of a house and there could be telltale signs of excessive moisture resulting from water penetration. A damp basement has a particular smell; water leaves stains on walls and floors; dark spots on walls could be mold, seeing items on the floor on raised platforms could be an obvious sign.

If the basement is unfinished, looking at the structure is easy and even seeing how the plumbers and electricians did their jobs could indicate special care.

The living spaces in the home should have the appeal for the buyers and they are truly the only ones that can make the decision to buy.

The inspection on the property being done by a licensed professional will offer details on the house and advise as to how to perform periodic maintenance as well as areas that should be addressed either by the seller or if they had been disclosed by the seller, by the buyer after they close.

As we are not selling a commodity, we should not consider ourselves sales agents. We bring our knowledge, expertise and experience to a client which makes us professional advisors.

Ed, I do inform, advise and treat my clients as if it were my purchase. However, I am careful not to make the decision. I ask them a lot of questions.Everyone has different thresholds as to what they can or are willing to take on. Someone who has no skill, no resources and very little money is going to have a different threshold from someone who does. They have to make the decisions, I present the information.

YOu can tell sometimes, those agent that are just in it for the money--and those who truly care about the client and getting them into a house that's the right fit.  With listings--I feel that those agents who don't correctly complete the MLS listing info, who don't use a professional photographer, who don't have all the docs uploaded to the listing, who don't spend the time to prep the listing..they seem to just want to churn and burn..
