Heres the Deal Active Rainers this is going to be a hard money deal in South Carolina his FICOs are below 500. LTV is 60 percent. This Borrower just got out of a really bad divorce and wants to get back on his feet.

Eddy that is a tough one. Below 500 with 60 LTV.....WOW. Sorry I don't have anything that I could help him with, he would have to get his Credit into the 500's before he could do anything with the Subprime Venders that I deal with, and with them getting tough on things these day it might still be a no go. Hopefully someone on here has a program for him. GOOD LUCK.

Eddy I agree with George this looks like a tough one. By the way, l love the slogan or quote "Any business that makes nothing but money is a poor business" that is so true.

There are about 10 different banks that would do this deal all day long if the property were in California.

Its a long shot but hopefully somebody will consider it

But, it's not. Local legislatures make it scary for hard money lenders to do businessso borrowers suffer. South Carolina is one of them, Eddy.

Did you try Imperial Lending? I hear they do LTV's to 65% regardless of credit score, foreclosure, bk anything.

South Carolina is a tough state... brick and mortar to the extreme
