Denver, like most larger cities right now, is experiencing low inventory, multiple offers, and offers made thousands over list price. Early last year I had someone make an inquiry on my website and they really wanted to buy their first home. We stayed in contact, but after COVID hit, they decided to wait it out, and renew their apartment lease for a few more months.
About 2.5 months ago, they spoke to a lender and started viewing homes. There were not many to show, so sometimes we only saw two homes a week. They added a couple other areas, giving us more options. After 27 homes viewed, and 10 or 11 offers written and rejected, yesterday they GOT their home. AND this was the home they liked the BEST, so couldn't have been nicer to give them the news. Of course, there was SCREECHING on the other end of the phone and tears of joy. The home has been very well maintained and shows pride of ownership!
It is an emotional roller coaster to go through the buying process right now in Denver, but to keep buyers on track and not get in a slump is important! WE DO TOO, as it is hard to deliver news they don't want to hear. Have to remind all - patience is a virtue!
