Have You Turned Down A Seller?

When asked: Have you ever turned down, released, fired, or chosen not to work with someone. My answer was, of course.

It reminded me of a seller who trusted no one.

 

In the middle of a difficult divorce, a seller wanted me to represent her. I was the buyer's agent when she bought, and she wanted that exact kind of representation.  She was 100%  sure she wanted to sell, and 100% she wanted to use me.

But when it came time to answer  a few essential questions: 

How much do you owe?

Do you have a divorce decree?

Are you current on your payments?

Who could legally sign?

 

Evasive is the best description for her response.

She was not willing to share the information.

Questioning why she would not give me the pertinent answers, her response:

" You sell this house for the most you can. That’s all you need to know."   Her reason for not sharing this information?  She could not and would not trust anyone!  Since my real estate is built on trust...

 That was one I turned down many years ago.

Good morning, Margaret... I won't say I've turned down tons of listing opportunities, but I have done my share. The handful of times when I didn't trust my instincts and took on a listing I wasn't sure about, I regretted it and ended up having to fire the sellers.

Absolutely. We have refused to work with sellers and buyers who we didn't think were a good fit. Like you, we expect realisic expectations, transparency, and authenticity. Without those, a transaction can go south in a hurry.

People going through a divorce have little trust but that doesn't help when trying to sell a home.  Very wise decision to just walk away

I probably have turned down fewer than average agents have these past 40 years.  However, the account you give with this particular seller would be one I wouldn't wish to represent.  If a client hides things we question of them, then what else are they hiding?  They can quickly entangle you into their dark web, and we simply don't need that.

Reminds me of a floor duty call the first year I was licensed.  Guy called and asked if his wife had to sign for him to list their home.  I asked if she was on the deed.  He asked why it mattered.  I got the address, told him she was on the deed and she did have to sign.  He sounded panicked.   Obviously, I didn't waste my time on him.
