I work with a lot of leases. Many of these leads come from many sources, websites, signs word of mouth Therefore it is not always possible to meet with them and screen them face to face. There are many times people call about a property say they are interested in it. When you meet with them, they are just tire kickers. So what I sometimes do is email them a IBS, lease application and rep agreement to see how serous they are. Yesterday I sent out one email to three leads with this attachment. One of the leads who inquired about some properties I use to manage for my company wanted to know if I represented the seller. The lead found the properties on a website with my email on it. The lead sent back an email outlineing my commision and representation. She did not understand that if the seller is paying my comission why should she have representation. I informed her that I do not represent the seller anymore and if she wants me to help her with these properties or any other properties, I needed her to send back at least the IBS and rep agreement to me.
The question I have is:
Is it a good idea to email contracts to potential clients to save time and screen them to see how serious they are?
