If one has a desire to move or cash out on investment properties real estate values have reach record highs throughout much of the United States and certainly here in our Phoenix Arizona metro area.
Home Prices are increasing throughout the Phoenix metro area to record high levels
During the month of May the median home price in the Phoenix metro area reached $386,000 an all time record high. In Scottsdale it is very rare to find a detached single family home for less than $500,000 and if you do find one there are multiple offers and a contract signed within a week. Buyers are not asking for repairs or concessions, they want the home.
For those looking to sell, if you must find a home in the same area there is not much of an incentive. However, if you are retiring, downsizing, moving to a less expensive area there is great incentive to sell now. For those that have accumulated investment properties at previously lower prices this is the time to liquidate if you are looking to build a cash investment or make another shrewed investment utilizing the tax benefits of a 1031 tax exchange.
