I went on a listing opportunity a few months ago, and was a referral from another client. They are both military families, and have worked with so many over the years, thought it would be a slam-dunk! Boy, was I wrong!
After I got to their home, did the walk-through (and was very impressed), I presented my listing details and prepared a net sheet for them. Their home was the largest in the neighborhood, but definitely well-taken care of, and would show well. It was only a few years old, and there were no comparables in the last year for this size home.
Before I was completely finished, the husband mentioned he was very impressed with a company that buys them out. They would not have to be bothered with showings, and would get their money right away. I was a bit baffled by this answer, as they were 85% moved out when I was there already, and would be completely moved out when it came time to set up showings.
Yesterday, I saw their home came back on the market - for a HUNDRED THOUSAND DOLLARS more than I thought it would sell for. AND, at the price I was quoting, would set a new threshold for this neighborhood. We currently have quite a few companies doing this, and offering money to homeowners for the convenience of a quick sale, and no showings.
Wonder how long this home will be on the market? Will be interesting to watch!
