The May 2021 Santa Clara County probate homes sales activity report is published. The data consists of properties sold in probate and homes sold in trusts. There were no conservatorship sales in the month of May.

With the addition of a second probate judge, the cases are now starting to move through the court system at better than a snail’s pace. The State reopening on June 15, 2021, may help as well. We will provide an update following the “The State of the Probate Court” Zoom meeting with both probate judges on Friday, June 18, 2021.

- Six (6) homes under contract
- Seven (7) homes sold
The highest price home sold: single-family home in San Jose, 95132. Original List price $1,100,000. Final Sale price $1,510,000.
The lowest-priced home sold: condominium in San Jose, 95135. List price $530,000. Final sale price $530,000.
Inventory is low and demand is high which is creating unprecedented sales prices.
