Vista offers diverse housing opportunities in tract home communities, rental complexes and 55+ communities, as well in rural settings with large lots and in many cases great views.

 

Vista offers mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and services.  Major commuting routes (the 15 and 78 freeways) are readily accessible, and there is a terrific Farmers Market on Saturdays at the Vista Courthouse Complex – it’s definitely worth visiting regularly.

 

It’s important for buyers and sellers in the Vista housing market to understand the recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.

 

The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.

 

85 homes sold in Vista in May, 17% fewer sales than last month. Here’s the breakdown of activity.

 

Single Family Homes Sold
61 (20% fewer); 10 Average Days on Market; Average Sales Price was $782,805 (down 1%); Average sales price was 106% of original asking price

 

Condos, Townhomes & Duplexes Sold
24 (down 11%); 14 Average Days on Market; Average Sales Price $489,388 (up 12%); Average sales price was 105% of original asking price

 

There were fewer home sales in May than last month, for detached single family sales as well as condos and townhomes. The average sales price was slightly lower for single family homes but rose for condos, townhomes and duplexes.

 

The average marketing time was a few days longer for single family homes, and for condo, townhome and duplex sales, but still only 2 weeks or less. Sales prices ranged from $325,000 to $1,299,000.

 

Buyers might wonder if homes are selling quickly in Vista. Yes, the majority of the homes, 67%, went pending in 1 week or less in May. Buyers must be prepared to move quickly in today’s market, for touring homes they like, and for making offers, in order to not miss out on the opportunity.

While some buyers were able to negotiate their purchase down from the original list price, a large majority of buyers (87%) paid full price or more for their homes, no doubt due to the competition. This is important to remember if you are planning to purchase a home in Vista.

 

The MEDIAN sales price of the single family homes that sold was $750,000 (up 2%), and $452,500 (up 6%) for condos, townhomes and duplexes compared to April.

 

At the end of May there were 60 homes for sale in Vista, another inventory increase by 20%, and ranging in price from $329,000 to $2,750,000. This represents an inventory of 16 days for condos, townhomes and duplexes (up from 11 days last month), and 19 days for single family homes (up from 17 days last month), based on the current rate of sales over the last 3 months. Vista continues to be a very strong seller’s market.

 

109 new listings came on the market in May, a drop of 11% from last month, but still good news for buyers. The number of homes going pending, 102, excluding homes that closed in May, was 6% fewer than last month; but it was still a busy month for sellers and buyers.
