Considering flooring improvements to sell your home.

We all heard that Wood Flooring adds value to your home, especially at the time of sale.

TRUE!

But let's take a closer look at doing it the smart way.

If for some reason, you chose not to install hardwood in your home for your own enjoyment, but now you are getting ready to sell your home and feel that such upgrade will benefit you in the long run. Listen up:

Before you go out and choose the wood that YOU like, PLEASE talk to your Realtor, the Stager that she recommends, or even your interior decor savvy friends.

LISTEN to what they have to say. They may save you a big chunk of money.

When it comes to hardwood flooring, you have several choices. Real hardwood floors come in pre-finished (factory finished) varieties and un-finished (on-site finished) varieties.

Then you have engineered flooring that looks and feels like real wood, because it is made of layers of laminated particle boards with a thin layer of real hardwood on top. Unless you are selling a condominium, this is not the floor that you should be considering. It can be more expensive than real hardwood flooring and yet in a normal single family residential installation it does not offer the same long time value.

If you are, like most people living in your home while selling it, it will be wiser to choose the pre-finished flooring. The cost here, will be based on the species of wood that you choose, the width of the boards, the grade of the wood, the finish applied and the brand name.

Since you are selling your home, you will be looking at the most cost effective ways to do this. Also the choice that you make has to suit the broad range of people.

If your prospective Buyer falls into the younger group: young professionals, first timers, trendy baby-boomers, it may be beneficial to go with a medium dark to dark stain in the warm brown hues.

This is where your Interior Decorating savvy Realtor comes into play. Choosing the right color intensity and hue can be tricky.

Choosing the red undertones will date the floor tremendously; choosing stain that is to dark will make the floor an overwhelming element in your home.

You want something that will appeal to most people, something that you can find in current decorating magazines, yet something that will not be too trendy or that will be out of style the next year.

Stick to Red or White Oak and Ash that is harder than Oak and has just a bit more grain and character. Avoid Maples unless your home style calls for a smooth, grain-less finish. If you go that route you will need to spend a pretty penny on top quality Maple flooring.

Stay away from Exotic woods and Natural Oak floors; those were “IN” years ago…

Choosing the darker stain colour that is quite popular right now, will allow you to go with the lower grade of wood. Darker stains bring out the imperfections in the wood and add character and beauty to your floors.

When choosing a sheen level for your floor, it is safer to go with the Satin or Semi-Gloss finish, avoiding Flat and High Gloss finishes. Not everyone loves the footprints that will show up on your glossy floors…

If you are handy, (but only if you truly are handy…) you can install a pre-finished flooring yourself. If you don’t feel comfortable doing it yourself… please call a professional. It is well worth it.

A pre-finished floor can be installed in a day or two and you can get ready for a smooth Selling process.
