SCARLET INVESTMENTS LLC sold the land in south Cape Coral planned for "Project Dolphin" to BIMINI SQUARE, LLC. The $4,000,000 sale closed in June 2021, according to the Lee County Clerk of Court-Official Records.
Larry Nygard, President of Roers, a North Dakota-based development company, is listed as the managing member of BIMINI SQUARE, LLC. Bimini Square LLC aka Project Dolphin would be built on undeveloped and vacant property on the western edge of the basin, with Cape Coral Parkway serving as the northern boundary.
Roers, the developer is proposing 185 apartments, a 375 stall parking garage, 25,000 SF of commercial space, and 5,500 SF waterfront restaurant. A dock and boat slips are also part of the design.
According to documents presented to the City and CRA, Project Dolphin will create approximately 570 construction jobs, 120 permanent retail and restaurant jobs, and will have a catalytic impact on future development in the South Cape. The anticipated groundbreaking is spring of 2022, with a completion date of late Fall 2023.
