Of course, I am not old enough to get one.  And it would not take you long to read my blog to learn that I am a big proponent of them, and I get annoyed when people spread completely false information about them.  If they chose not to get a reverse mortgage based on correct facts, that is certainly OK!  Of course, I only want correct facts being spread about them, BUT, for this blog, I am in one of my curious fact & opinions seeking moods. People thinkingWhether you are a reverse mortgage specialist, and have 25 years experience, or have no first hand knowledge of the correct facts about reverse mortgages, I am curious what your reply would be if someone you really care about posed that question to you.  If it was a parent or parents, sister, brother, 20, 30, 50 year friend, next door neighbor, etc.  if they posed that question to you, what would you say, and how would you back that belief, opinion or fact up?  If it had a bearing on inheritance (such as parent) would that influence your reply?  If no inheritance would you reply differently?  Would the severity of any financial problems influence your statements? - ie: had money stay away, need money go get one ASAP to save your home.

I know the facts about the costs, the interest rates, FHA/HUD involvement, etc., and I recommended my mom get one.  She did not, and still does not need the money.  Do I want the biggest inheritance possible, sure I do.  But more important to me, I feel it is her money, she earned it, and I want her to have whatever amount of time left here to be as enjoyable and comfortable as possible.  If she wants to take a vacation, go have fun & enjoy it!  If she needs a little extra cash for a hobby, or anything else that makes her happy, go for it!  With a reverse mortgage, not only does she have access to her savings, social security, pensions, etc, but she also has access to the money in her home, and knowing she only HAD to pay taxes & insurance, makes more money available for her enjoyment now, and if ever short on money, she would already have access to any additional money that she might need for health care, food, or any other luxury or crucial necessity need.  Does having a reverse mortgage potentially lessen my inheritance, sure, it does!  But is her happiness and retirement time more important, yes it is!!!

If you see blatantly false comments on this blog, don't worry, I'll make a brief statement and try to lead them to correct information so they know the correct facts.  But I am curious to hear from everyone, even if it is just an opinion or belief you have based on statements that you have heard others say.  I expect these people in particular to have the most incorrect information.  But all the way on the other end of the spectrum, I also want to hear from reverse mortgage specialists - why would you have your loved one get a reverse mortgage, or not get one, and why?

If it is a choice between staying in a home and moving out because of cost or moving in with another relative this is a no brainer. The reverse mortgage helps older folks remain where they know and stay independent. As to the inheratance issue. Inheriting is not a constitutional right of children nor an obligation of parents. Dignity and peace of mind however are goals to be strived for

Hi Ronald,

I am not an expert.  I am of an age that it could be of use, since our children do not wish to inherit our home and I am curious.  I will come back here to see what the opoinions might be.  I have had the thought enter my mind lately just because it seems to be a wasted income otherwise.

Its a good Idea. My parents want a better Lake House. they do not want a mortgage payment. They are in the correct age bracket. I am planning to show them on paper this weekend on how they can afford a better one (at 2.5 times the value of their current one using a reverse mortgage).

Example: They own their current home free and clear. they sell it. use the proceeds for 40% of the equity in the new house. Use the reverse mortgage to cover the remaining 60%.

I can either buy life insurance on them to use to purchase the house in the future or get my own mortgage on it in the future when the house comes up for sale after they no longer need it.  I have a year  after they move out to secure it.

If you know and understand the reverse  mortgage  market and are a knowledgable consumer, they are very useful financial tool. There a bunch of crooks in the market, read all you can and get good referrals. It makes great sense for a non-heirloom house.

Charlie, I agree, but so many are more concerned with money than other things, it is horrible but true! Dorenda, I think you are right, many do not want the home, BUT they want the MONEY that home represents!  Sad, but true.  I hope this provides some useful info for you - but also search the internet and learn the correct facts about reverse mortgages.  Also check out some of my other blogs about the topic, check out what AARP says, and HUD.  There is a LOT of correct information to make an INFORMED decision.  Reverse mortgages are NOT for everyone in every situation, but when it is a benefit, it can be a TREMENDOUS benefit!  Spencer, you seem like you are doing your homework and then presenting it to them, awesome!  You also bring up another thing I have seen but never blogged about - I just might have to blog about it soon!  Life insurance!  Thanks!

I have done reverse mortgages for several very wealthy customers.  Some use the money to give to their children now as an inheirantance.  Others re invest the money to make even more!  One thing is certain the owner will never be homeless - they just have to make sure they manage whatever funds they receive so they will have enough to live on.  For some older folks this is a hard thing to comprehend as they are used to living paycheck to paycheck.  I think it would be nice if the gov't. offered counseling for those folks who need it so they thoroughly understand that they must manage their funds properly.  Many may have to plan on also having assisted living or moving to a care facility so they have to have the money for that.

A reverse mortgage can be a god-send to many.  I just hope the counseling they receive is complete enough.

Margaret, first, let me say, I certainly agree, it can be a TREMENDOUS god-send for some.  I did a blog a month or two ago, and how great of a feeling it can be helping a senior stop a foreclosure, or suddenly be able to fully utilize their income on proper food, medications, etc.  Understand, before I say what I am about to say, anyone reading my blogs doesn't have to read much to figure out I am a STRONG proponent of them, and even though my mom is not 'rich' she certainly is not struggling either. I recommended she get one. Just so she had it, and could always fall back on the money if ever needed.  One correction I feel compelled to point out, "never be homeless" - do understand, if they do not pay their taxes, home owners insurance (and condo/HOA fees, etc.) and other required payments, they COULD face foreclosure.  Check out my blog about this very subject though - I researched 61 foreclosure proceedings over the course of a week in Charlotte County and NOT ONE was a reverse mortgage.  So they are VERY rare, but unfortunately not impossible.  Just a point of clarification... So, how many Reverse Mortgages are being forclosed upon?
