Here’s a summary of the Cardiff real estate market for June 2021 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). There were 18 sales in June, 5 more (up 38%) than last month.
Single Family Homes Sold
13 (up by 1); Average Days on Market was 29; Average Sales Price was $2,679,443 (up 6%); Average Sales Price was 101% of the original asking price
Condos, Townhomes & Duplexes Sold
5 (up by 4); Average Days on Market was 7; the Average Sales Price was $1,499,200; the Average Sales Price was 104% of the original list price
The overall volume of sales in Cardiff increased significantly from last month, with 1 more single family home sold but several more sales of condos, townhomes and duplexes. The average sales price was higher for single family homes (8 sales were over $2M). Sales prices ranged from $797,000 to $4,010,000.
The median sales price for single family homes was $2,200,000 (up 26%), the median sales price for condos, townhomes and duplexes was $1,401,000.
At the end of June 2021 there were no homes in the Cardiff housing market with an Active Under Contract status, versus 1 last month.
At the end of June there were 15 Cardiff homes for sale, up slightly from last month (14). These listings range in price from $749,000 to $6,888,888.
There are 24 days of inventory for condos, townhomes and duplexes (compared to 21 days last month). There is 1 month of inventory for single family homes (the same as last month), based on the rate of sales over the last 3 months.
The Cardiff by the Sea housing remains a very strong sellers market.
Some buyers were able to negotiate the sales price down, however well over half of the buyers, 72%, paid full price or higher for their new homes - 2 homes sold at 116% of the list price about $210,000 more than list price. In this market buyers can expect to be in competition with others, with multiple offers very likely. Buyers also need to make decisions quickly – 8 of the homes went pending in 7 days or less (44%).
17 Cardiff listings came on the market in June, compared to 13 in May. 10 homes went pending in June (not counting homes that closed escrow), versus 18 in May, so it was a busy month for buyers and sellers.

One should not draw firm conclusions about pricing, or other trends, in Cardiff by the Sea due to the small volume of sales. Tight inventory and strong buyer demand have resulted in a competitive market, with homes going pending quickly, often in less than a week, with multiple offers, and over-asking sale prices.
