Six homes sold in Ardrey Crest during the 2nd Quarter 2021 compared with four homes that sold in the same quarter of 2020. New listings increased with three more homes for sale in Quarter 2-2021 than in Quarter 2-2020. Both average ($506,829) and median ($502,500) sale prices were up significantly compared with one year ago, breaking the half-million price point. The average sale price in Quarter 2-2021 was $66,000 higher than in Quarter 1-2021. The average list to sell ratio was 101.3% compared with 94.7% in the previous first quarter of the year.
Average days on market in Ardrey Crest were 14, while median days on market were 9 days in the 2nd Quarter 2021.
At the end of the 2nd Quarter 2021, one home was listed for sale in Ardrey Crest. Two homes were in contract as of the end of the second quarter. Inventory in Ardrey Crest remains tight and this lack of inventory is clearly driving both listing and sale prices up.
