1. Take Professional Photos and maybe a drone aerial photo to add some pizzaz

 

2. Update the lights. This can modernize a place. “It’s a relatively inexpensive way to make the home look brighter and more refreshed,” Nick Gavin of the Gavin Doyle Team at Compass told Forbes.com. “Even changing the light fixtures themselves can really enhance the overall aesthetic of a room.”

 

3. Enhance the outdoor space. No matter what the size of the outdoor space, real estate pros are looking to maximize it by staging it as a cozy spot to unwind.

A pleasant looking outdoor space and nice curb appeal will make the home memorable to buyers that have to remember all of the homes that they see, setting it apart from the others

 

Cindy Scholz, a real estate pro with Compass, told Forbes.com that she called in a landscape designer to maximize the small outdoor space in a New York City home she was selling. “Gardens in New York City pose logistical concerns that a designer can help navigate to make the space practical and beautiful,” she says. “In my experience, you always see a good return on investment when enhancing outdoor space.”

 

4. Stage virtually—or for real. Call in the stagers to freshen up the home’s look. If Warburg Realty broker Claire Groome gets a stale listing, she says “sometimes I will virtually stage a photo or two to give it a new look online or rewrite the description that people read.”

 

5. Paint or touch up paint to areas of the home with glaring spots. Kids fingerprints on the walls where they went around the corners? Baseboards have scuffs. Touch them up!

 

6. Clear Clutter- remove counter debris in kitchens and bathrooms for the remainder of the listing. Put the "stuff" in boxes in the pantry.

 

7. Remove excess furniture for the remainder of the listing to storage or sell. Make the home look larger.

 

8. Remove pet stuff- bowls, food bags, toys etch from plain sight.

 

9. Generate buzz.“If you can partner with a social media influencer or get somebody to host an event there, that might get some press
