First Impressions that may not be Advantageous

Having a "fixer property" on the market sure made for a busy weekend! My phone/email/text all have been busy and amazed at the timing for some of these messages.

I would NEVER think of texting an agent at 11 pm at night! Is this what is to be expected in a transaction if your Seller accepts the offer? Had this text woke me, he may have gotten a message he was not expecting!

A couple of years ago I decided after 20 + years in the business, it was time to set boundaries for these "messages". It is on DO NOT DISTURB from 8 pm to 7:30 am. I do check my phone prior to getting into bed, but really, that is the point of being on DND. No electronics at least one hour prior to going to bed!

I know I have gotten email at 9 pm that kept me awake for HOURS. Without a good night's sleep, it is more difficult to tackle transactions!

Hi Joan... I'm just sorry you didn't put those rules into effect until a few years ago. I've been doing that for over 25 years. My first broker in charge told me early on to put those disciplines in place if I didn't want to burn out. I've been happy that I listened to him.

Your last sentence is exactly why I set boundaries since if I read an email or text right before I plan to go to sleep, the content might keep me from sleeping because it will be on my mind.

Brian England I remember years ago, it was a buyer's market and I had just listed a beautiful home for past clients. There was a foreclosure (same model) being listed SOON, and my clients were fearful of not getting an offer, then the bank owned came on, and they would less. He wrote a "not so nice" email at 9 pm, which I read. This is why today --- NO WAY will I read an email late at night now. I was up ALL night and so upset. He apologized over and over, and even said in front of the buyers what an ass he was to me.

When I write bios for new agents and they want to say they're available 24/7, I try to talk them out of it. I tell them it is important to set boundaries early - and to let their clients know about those boundaries.

I suppose some will still be upset, but do you really want clients who feel it's fine to interrupt your sleep - or time with your loved ones?
