"Cash is King" ..... This old cliche has never been more evident than in the current real estate market.  We all know that although we have seen some signs of a stabalizing market, it is still a buyer's market with high inventory outpacing demand.  So you would think that buyers are having a field day, well the fact is that fiancing is a huge issue.  With the high foreclosure rate and short sales hitting the market banks are taking a major beating.  Therefore, buyers are finding that getting the funds to actaully close on the FANTASTIC STEAL of DEAL their very efficient broker has located for them is pretty much next to impossible.  Underwriting guidelines, in my opinion have become next to impossible to meet.  In my market I am finding that the buyer better have at least a 700 credit score, income verification (forget about those days of the stated income loans), and at least 10% down (forget the 100% financing days).  So alot of my more affluent investors are having a ball.  They love to hear about those deals, either short sales, REO or regular gold old fashioned good deals that have had a contract or two........ or three fall apart due to financing.  This just paves the way for that really low ball ALL CASH FAST CLOSING OFFER.  Believe me you would be surprised of the deals that are being gotten if you have these buyers. Sounds easy enough right.  The only thing left to do is find the guys that have the cash.......  Go back to your old client list, call those customers that you made money for during the boom years.  NOW is the time for those clients to make their moves.  I have done this already with three of my old clients and am working with two more at his very moment.  I helped them make a bundle during the boom and they obviously trust me and know that I will not mislead them.  They were more than eager to look at some numbers when I called, and the fact is that rentals are doing great (people that arnt able to buy must still live somewhere) and there are many propeties out there that have great cash flow as a rental property.

These investors will help absord some of the excess inventory and you will make them money, make yourself some commission on the purchase, rental and hopefully eventural sale.

I heard a few days ago that lots of Canadians are down here spending cash on real estate.

Hmmm, very interesting. I have not personally seen many cash buyers here in New Jersey - just one in the last year.

Lisa, if you have investors in your portfolio they will be ready to buy in this depressed market.  If your market does not allow for investment or rental property think about pairing off with a counter part in a merket which does allow for these investment and go on a referral fee basis.
