Up until just a year ago, the market here in Kitsap County WA was still fairly brisk. Most agents could afford to inflate the sales prices slightly, input the listing into the MLS, upload a few pictures, and wait for the offers to come in. It wasn't rocket science, and even the most inexperienced agents could attract Buyers.

But not so today. Things have changed. Dramatically. Those same inexperienced and lazy agents have gone back to their day jobs, and the committed seasoned agents remain. We're the ones who have always learned to adapt, in both good times and bad. Upturns, downturns, we've been there, done that, and bought the t-shirt!

So in a slowing market where there are more homes competing for a smaller pool of Buyers, we are hard-pressed to find more creative means/methods of gaining credible exposure for our listings. For most of us, that translates into leveraging the Internet, and identifying viable domains to upload our Seller's properties. Print advertising has long become a dying dinosaur, and the astronomical costs associated with monthly magazines are difficult to justify for most listings. More Buyers are turning to the Internet for their home searches. And our Sellers want results!

When publishing my listings to the Internet, I utilize a digital flyer that I've created on my vFlyer.com account. For a very reasonable annual fee, I can create a variety of high-end customized flyers. vFlyer automatically uploads them to many of the more popular listing aggregation sites:

In addition, I also place my listings on ActiveRain's Localism and Craigslist.

Just recently, I noticed that a fellow member on ActiveRain was promoting a specific listing using their ActiveRain Advertising account. It was one of those rare epiphanies, the consummate 'Aha!' moment.

I quickly checked our recent stats....

Thanks for yout tasking the time to provide us with this information in the Active Rain network.  AR is the new "cyber backbone" of the industry, and with it's uplink to Localism.com it will transfrom the marketplace. Agents who don't see which way the cyberwind is blowing are going to find themselves at a considerable disadvantage inside of three to five years.

I like using the Vflyer as well as the postlets...it's a nice presentation and it gets great exposure...I've found my listings in places I didn't even know they would be in. Also all you need to do is add the HTML to craigslist without the hassle of downloading photos separately. All you have to do is put the heading in and that's it.

Not to be a downer, but "60,000 unique visitors per day" does not translate into "1.5 million unique visitors per month."  A person only counts as a unique visitor the first time they come to the site in a given time period (per day or per month).  If the same 60,000 people who were there on Day 1 come back on Day 2, the total number of "unique" visitors for the two day span is still 60,000.

That does not mean I do not encourage the use of the tools you mentioned.  I am completely and totally in favor of electronic advertising over paper!  Good work and good luck in your market!

Maybe the non-members in my area aren't on A|R yet.  The first week this came out I created an ad and added $40 to my bank to test the water.  I am searching for non-members who land on the general Wheaton, Illinois page.  So far, I have spent .59 of the $40 I put in.  I have talked to Bob about the issue and he keeps telling me to wait - once localism is in the mix, things should pick up. 

Any ideas on how I can get better results?  It seems the big guys are pushing out us little advertisers.

I put a hundred dollars in the bank....and it didn't do anything because the non-members part wasn't working. Then I put it up to see if it was working at all...and within a couple of days it sucked it all up.

Good post. Just remember the largest piece of the puzzle is a well staged and priced home. Buyers know where to find us. They are just being much more picky.

Rich- Are you talking about the ad impressions coming up on Localism? In my area, I am the only one that blogs in basically our whole town, the only active member in our town, then in the county it gets a bit better but it certainly would not be anywhere near the number of impressions that would be needed to make an ad work for the networking with local agents.

Perhaps there is a way to get the impressions over to just the Localism posts and can you target the ads to show up in maybe parts of the country where they would be seen by agents who may have a referral? Still thinking all this through from a marketing standpoint.

We down here in the deep south are not as internet savvy as the west coast! It is quite the culture shock when you move here from there. I will tell you most of our listings are still using dial up! We don't even have disclosures about Wifi and internet connections and it rarely is a concern for a buyer:) But people here are catching on, little by little.

You know... I had a couple of thoughts.  The first was about my listing showing up as an ad on someone else's blogged listing...  I wonder how that would go over.  Of course, that isn't my problem. 

And the other thought I had was that this is such a great platform, and free, that I should alomost advertise something just to pay a little bit to be here.

Not to be a wet blanket, but any word why the non-member feature isn't working.  After 6 months, I would assume some non-members view the individual town page with all the realtors and I would be charged more than .59!  I would love to advertise on A|R more, I have a $39.00 balance I'm looking to get rid of. HELP AR Gods!

Glenn:  Yes, I had 53 click-thrus as of this morning. And my ad campaign is targeting both members and Non-members. AR has a huge amount of 'consumer' based traffic. That's why I think an ad campaign for listings is a good investment.

Hi Rich, I see this isn't a feature article, as well as it should be. Your post hit it right on the head.  In today's market we need to explore every possibility to get these listings out to people that are in the market to buy these specific properties  Now with the housing market and mortgage crises, buyer are having a hard time getting mortgages- everything seems to be in a downward spiral-- Therefore  as agents we need to step things up .  I did not understand how the adds worked, so I thank you for  your explanation

In this part of the country, we are slow, as you can tell by the number of members in NE Ohio. I look forward to the day when consumers around Akron, Ohio are clued in to AR. I've been using VFlyer for a few months now & it truly is painless & looks great. Sellers love it. I will be doing a post showing how AR brings in traffic to the flyers from a tracking concept.  Help you put your $$ where you get results.  VFlyer has been very helpful if or when you need help.  I did need help with the 'widgets' which I love.

Didn't know we could put $$ into the Ads account & do it that way. I do it monthly.
