Hi,

This is my first blog so forgive me if I don't do it well.  I am very open to constructive criticism on how to do better.  Constructive, people.  Not negative.

Who am I?  My name is Jeffrey Richman and I am from the West Palm Beach, FL.  I moved to the South Charlotte, NC area last year with my wife and 3 kids.  On another Blog I'll tell why I left Sunny, South Florida.

My specialty among other things is working with sellers who cannot sell their home through traditional methods such as FSBO and listing with a Realtor.  Let's face it, the market sucks for a lot of people and many just can't qualify to get a loan.

I can buy someone's house by taking over their loan "Subject To" the existing mortgage.  Hopefully, they have some equity that makes it worthwhile, however, that is not always the case.  I can help stop their monthly bleeding and give debt relief and piece of mind.

Sub-to's are a good way to pick up property for a good price, and help the seller out at the same time.

How do you contact the lender for permission to do this, if this is not permitted in the note?

Welcome Jeffrey....you did just fine. I believe any property at the right price will go up sooner or later. They are not making any more...but more people keep being born...it is inevitable.

Jeff- I used to live in WPB, then in Palm Beach Gardens.  Now I live back in my native upstate NY.  Did you do the same thing in FL?  Were you responsible for all those "We Buy Ugly Houses" billboards?  I think it's a great concept.  It can truely help people who have no where else to turn.  I'm fairly new to ActiveRain as well, I just started blogging a couple weeks ago.  Welcome, I look forward to hearing more.

Welcome to ActiveRain...a plaace to call home amongst your fellow Realtor's.  I have to say, you'll enjoy yourself.  Since I've started January 2008 I have met some wonderful people on ActiveRain and throughout get together's via ActiveRain connections.  Join various groups of interest to yourself, that is my only bit of advice...then ask for advice from everyone within that group.  I'm still amazed at the wealth of information that is provided and I welcome it.

First off, I'd like to say "Thank you".  It's absolutely amazing the synergy and energy that this site gives.  I'd also like to thank everyone for their kind words for my first blog.

I'd like to know if there is anything of particular interest to all out there regarding creative real estate.  I am very knowledgeable about Subject To, Owner Financing, Rent to Own, Lease - Option, Land Trusts, Personal Property Trusts, Private Money, Negotiations (ok, I'm getting tired listing these things).

If you can help me so that I can write things that are interesting to most of you, that would be great.

ps. Anyone know how to add more "tags"?  This is all new to me and I'm having a hard time figuring this out.
