As the Millbridge Real Estate Snapshot below shows, both median home listing and sale prices increased during the 2nd Quarter 2021 compared with the same quarter one year ago. Median home sale price was $438,070. Median sale prices of Millbridge homes averaged 100.9% of asking price in the second quarter 2021. If you look at median home sale prices for resale homes only, the sale price is much higher at $490,000 with sellers receiving 105.3% of list price in final sale price.
Average home listing and sale prices also increased in the 2nd Quarter 2021 compared with the same quarter one year ago. The average sale price was $450,237, increasing 19.54% year-over-year. Average sale prices increased some $41,000 over the first quarter of 2021. Sale prices of Millbridge homes averaged 102.4% of asking price. As with median home sale prices, if you look at average sale prices of resale homes, only, the average sale price is much higher at $497,246 with sellers receiving 105% of list price in final sale price.
64 homes sold in quarter four, 23 more homes than during the same quarter last year. New listings were down with 38 fewer listings year-over-year. Some of the drop in new listings can be attributed to fewer new construction homes for sale.
Average days on market in the second quarter were 57 (down from 58 days in the most recent quarter). One reason for the higher days on market is the new construction still going on in Millbridge, which increases days on market as construction time often goes into the days on market calculation. Days on market for resale homes, only, were just 4 days in the 2nd quarter 2021, while median days on market for resale homes were just 2 days.
At quarter-end, NO homes were actively listed for sale. At the end of the second quarter 2021, NO homes were under contract. For a community that will have some 2,000 homes once completed, this shows just how impossible tight inventory is in Millbridge.
