Month of July 2021. Unit sales of 43 was 20.4% behind last year’s total of 54. Prices exploded this month with the Average Sale Price and the Median Sale Price increasing 45.8% & 48.8% respectively. On a cost per sq ft basis, Average Sale Price was up 35.5% to $227.4 /sq. ft. Days on Market remains in the single digits at 9 days. Looking ahead to August 2021, there are 50 re-sale homes currently contingent or under contract/pending. We are on pace to exceed last Aug. total of 39.
July YTD 2021 Unit Volume is 333 homes sold vs 258 on year ago, a 29.1% increase. Sale Prices continue to rise with Average Sale Price reaching $391.3k a 22% increase over prior year. On a cost per square foot basis, the increases are similar, reaching $206.3/ sq. ft., a 23.1 percent increase vs. one year ago. The migration trend from other parts of the country to Texas is very strong. If this migration continues, our market will fundamentally change forever.
