28 homes sold in Lawson during the Second Quarter 2021, 13 more than in the same quarter one year ago. What contributed to this increase in Lawson home sales were 11 more listings for sale than in the same quarter one year ago.

 

Demand for Lawson homes was also reflected in the drop in average days on market, which were down 57 days to 17 days compared with the same quarter one year ago. As a result, home sellers received an average of 103.8% of their asking price during the second quarter 2021. Only two homes of all that sold in the second quarter received less than 100% of list price in final sale price. One home received 111.7% of list price.

 

Median list and sale prices for Lawson homes increased in the 2nd quarter 2021 versus 2020, as did average and median listing prices. Average sale price in the second quarter home sale prices increased 29.81% to $570,759. Average sale prices increased some $110,000 over the first quarter 2021. Median sale price was in the second quarter was $580,000, an increase of 35.2% year-over-year. Median sale price also increased quarter-over-quarter by $145,000. Home sale prices in the second quarter ranged from a low of $355,000 to a high of $770,000.

 

At second quarter-end 2021, no homes were listed for sale in Lawson and one home was under contract. For a community of some 600+ homes, inventory is razor-thin.

One of the larger subdivisions in Waxhaw with 600+ homes, Lawson homes range in price from the $300,000's to over $800,000. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger losts, as well.

 

Lawson builders included Mattamy, Lennar, Shea Homes, Orleans, Ryland, St. Lawrence, and Pulte, providing a wide variety of home styles. In other words... something for everyone... from first time buyers to empty-nesters to young families, to move-up home buyers looking for luxury homes.

Ron and Alexandra Seigel hi Alexandra... about three years ago I listed and sold two homes in Lawson in the $500,000's. At that time it was the first time since the Great Recession that there had been any sales in Lawson with a 5 in front of the sale price. One of the homes I sold at $540,000 just resold in the high $700,000's... and nothing had been done to improve the home.
