July 2021 Brings Aurora, IL a 30.4% Increase in Home Prices!!

Illinois' 2nd city had 196 closed sales in the detached single family home category in July, compared to 217 in June of 2021.  There were only 173 homes sold in July of 2020 which was a 13.3% increase.  Very small drop compared June-to-July, 2021.   The Days on Market dropped to 15 days from 2020's 53 days.  This is a 71.7% drop!  The median sales price went up to $300K from 2020's $230K in July 2020!  This is a whopping 30.4% increase in home prices from July 2020 to July 2021!

 

With Aurora, IL being one of the more affordable cities in the Fox Valley area, 1st time home buyers still have a chance of finding their first home at a reasonable price.  With a diversity of housing stock - turn of the century Victorians (20th) to 21st century production homes, condos, townhomes and duplexes and plenty of multi-family choices, buyers from all price points  are able to move up or down and still stay in Aurora.

On 8/11 there were:

Active - 77

New - 21

Reactivated - 2

Price  Changes - 10

Total - Available - 110

Add the 36 active in the Private Listing Network we still have very low inventory at only 146 available homes as on 8/11/21.

 

There are 288 homes under contract - plus 9 in the PLN for a grand total 297!  

Already there are 27 in the Pending  category which will close sometime  in August as of 8/11/21.

 

Compare these stats to available listings on 8/25/21:

New:  25  Price Change: 10  Reactivated: 3  Active: 87   Grand Total:  125        Contingent: 271   Pending: 23  Grand Total:  294

 

Private Listing Network:  Active 43  Contingent: 4  Pending: 4  Total - 51

A great portion of these will getting to the closing table on or before 8/31/21.  Will August continue the trend of beating 2020's* numbers?  Will August beat July's sold of 196 closed listings?  Come back in August to find out!
