Indian Trail area (28079 zip code), which includes the towns of Indian Trail, Stallings, Hemby Bridge has totally recovered from the effects of the pandemic and is without doubt a home seller's market. Home prices increased by double digits over July 2020, while days on market and inventory dropped significantly year-over-year.
Average home prices increased 33.2% to $385,214 in July 2021 compared with the same month one year ago. Average home prices were also up about $10,000 month-over-month. Median home prices increased 36.9% to $376,575 year-over-year and are now about $100,000 higher than one year ago in July. Price per square foot averaged $166 (up $36/square foot), increasing 27.7% year-over-year.
The months supply of homes for sale dropped to 0.6 months (down 45.5% from 1.1 months in July 2020 and down from 2.5 months in July 2019). The months supply also dropped 0.2 months since June 2021.
Inventory of homes also dropped 39.0% compared with the same month one year ago. New listings increased in July -- by 10.8% compared with the same time frame one year ago. Despite the increase in new listings, inventory of homes dropped and remained low. Homes sold as quickly as they came on market.
Closed sales in July 2021 increased 23.9%, while pending sales increased 18.8%. Lack of inventory and high buyer demand, no doubt, contributed to the increase in sales and higher home prices.
Average days on market were 5 (down 12 days year-over-year and down 3 days month-over-month). Median days on market were just 3, down 25% year-over-year. This, too, speaks to pent-up buyer demand and a totally recovered market for the Indian Trail housing market post-pandemic.
At a median selling price of 103.9% of list price (up 4.5% from July 2020), Indian Trail home buyers should expect minimal room to negotiate, especially in Indian Trail's hottest selling communities.
