Is now a good time to sell? Timing is important, but it influences your home's selling price. Let's see if I can make timing working for you.

 

Is it a buyer's market or a seller's market? When there are more people looking for homes to buy but not enough homes for sale, it is a 'seller's market' because the seller's house is in more in demand. However, when there are more houses for sale than buyers available to buy, this is called a 'buyer's market' and buyers have more houses to choose and a stronger ability to negotiate price.

 

Is it better to list for sale by owner or hire a REALTOR®? A REALTOR® is the best person to consult because they have the best resources, knowledge, and expertise. Sale by owner is more likely to result in leaving money on the table for the buyer than the sale by owner. As a seller, if the goals are to get top price and sell fast a REALTOR® knows the right questions to ask and how to succeed in sales because that's what they are trained to do. An experienced REALTOR® figures the price-to-listing ratio and knows how to attract offers without going unnecessarily low.

 

Somebody sent me a letter to buy my house should I trust them? Today, everyone has to worry about scammers, property theft, and identity theft. When it comes to inviting people into your house do you let anyone in or are you more skeptical today than years past? A scam is a scam and many people don't recover. A REALTOR® must be licensed with an active license, fingerprinted, drug tested and either works for a Broker or they are the Broker registered and licensed by the State.

Wayne Martin - You are absolutely right. When I think about my first house purchased on the last weekday in July, even with a VA loan, my interest rate was 10 1/2%. As soon as the calendar changed to August, rates went up and kept going up. Remember when it wasn't unusual to buy a home for 18%? My things have changed and need is always an important factor. George Souto - You're the best! With many, many years in the mortgage business, I know you understand how important it is for an owner to hire a REALTOR®. I can only imagine how you cringe when a buyer needs approval for a loan after they made an agreement with someone selling for sale by owner. It must be awkward because you're such a good people person and you always want what's best for your clients too! Plus, it's important for you to communicate and connect with REALTORS® on both sides of the transaction.
