This post is about all those waiting for just the right time to enter the homebuying market...all those sitting on the sidelines monitoring home prices, interest rates, consumer confidence, inventory for sale, etc...those awaiting the water temperature to rise to a level comfortable enough to JUMP INTO THE POOL!

Now, I don't have a crystal ball, and I certainly am not a fortune teller, nor am I a taker of 'big risks'...what do you expect of a guy in the title insurance business!

The temperature is right, interest rates are low, prices have hit or are near bottom...NOW IS THE TIME TO JUMP IN!!!

Investors usually always signal a market comeback...and they are surfacing like apples in a tub!

Remember, I'm not a seer or gambling man...I base this advice on prior cycles and over 35 years of experience in the real estate market!!!

I also believe in the 'American Dream' of homeownership for everyone who chooses to enter the dream...

NOW IS THE TIME...

It is the bottom of the ninth inning...bases loaded...score tied...2 outs...it is you that are up to bat!

Fran, this sounds like the same advice my grandmother gave me when I bought my first place!  Interest rates high.  Prices low!  As soon as the rates came down - and the were at 18% back then - the prices went way up!

Fran- I agree.... and we are really seeing a pick up in business- especially first time home buyers and second home investers. The past week and the coming week are very busy... You gotta make hay while the sunshines. It works for me... Have a great weekend.

35 years!  Wow.  You are a sage.. I'm curious what you think about the proliferation of huge, energy-sucking homes that will be available/abandoned in this correction, considering Gen X-ers and the fact that boomers are downsizing.

I think politicians have been trying to create a 'large middle class' in this country...there never has been a significant number of these income producing people...if politicians are successful, these are the ones who will buy all those large white elephant homes!!! JMHO, Thanks,   Fran

I think a lot of people are waiting I think they are going to find out they waited to long as the lending guidelines are changing from day to day and what they could have afforded 3 months ago, now is all but a memory and the banks are now going to tell them no.

So, if you are on the fence, get out there before the lenders change their mind on your loan approval.

Lets all hit walk off home runs !  I could not agree more - it is a time for optimisim and opportunity.  Love your attitude - keep it up : )

My wife and I recently closed on an investment property that we are in the process of fixing up (writing about in our blog) and will look to get one more before the year is out.  That is our goal ! 

And you are right, if investors are out now, the homeowners will certainly follow.

Fran- Funny I'm reading this today...I have had actual buyers in the past few days, and today got a new client that is a small builder....not even concerned with all the foreclosures in the area he wants to build.  Yep, it looks like things are starting to turn around.  So, buying now might be a good thing for many people that were waiting.
