I agree, Buying and Selling at the same time can be tricky, especially in the market we have now.  The Sellers, yes  could have a hard time finding a home to move into.  Or, you run into serious title issues and it takes longer than expected to sell and get into the new house, if ever.  😬  A good contingency agreement is always a good thing in situations like this.
