Preparing to sell your home is no easy task. Let me help you by providing some easy guidelines.
What time is it to begin the process of selling?
It's time to see your home through a buyer's eye. Look at other homes for sale in your area and see how yours compares to those currently on the market. Clue: A messy, outdated home may sell but could it sell at market value or higher if it were updated, clean, and ready for resale?
Where do I begin to get top dollar for my home?
Follow the CCC's: 1) Clean, 2) Clutter, 3) Clear. You may feel you are comfortable in your home in its present condition. The best way to be objective is to go inside homes for sale now with a REALTOR® you agreed to represent you or go to Open Houses. Judge each home buy the same criteria: clean, clutter, and clear to move in now. When you go home, decide what you know needs to be done right away. For example, it's funny how homeowners don't seem to see notice their own dirty baseboards or ugly grout in bathrooms but they will glare back at you when you go inside other people's homes.
Go from room to room
Clean every inch. Remove every obstacle or useless item. Repair or get rid of whatever is necessary. If you hate to part with it ask yourself is giving it to charity a better option?
Easy projects you have control over
Depersonalize. Don't let people judge you based on what they perceive is out-of-date or they don't care. Dents & dings are noticeable - repair. Deal breakers like floors, bold colors, distractions, uncleanliness, odors, and repairs costs you more than if you deal with things, you have control over now. Once you go public and people see disorder or housing disrepair, their minds are made up. First impressions are real.
