I am confident we have all witnessed 'greed' grow to an unbelievable level over this past year to two years.  I am curious when it will slow down.  I have been in the business too long to think it will ever completely stop.  Greed - Just as harmfull as any addiction, is costing people thousands of dollars, their well being, and that of those around them. 

 

I had an agent call me today wanting to know if my client was still interested in a home we had put an offer on just 2 weeks ago.  Somewhat embarrassed they expressed they would move forward with the price and terms of the final counter if so.  

 

With the final counter I had explained the buyer was going beyond what was comfortable for them to work with.  I expressed how much the buyer loved this house, but it also had some drawbacks that anyone would be facing.  

 

The counter was less than 2% difference in asking price, over 3/4 million.  While I appreciate the money that can represent, I also appreciate a bird in the hand concept.  So now less than 2 weeks later this seller is running out of summer, probably interested parties, and most likely will need to settle for far less than the last rejected counter.   My client has an accepted offer on another home and has moved on from this previous home.

 

Greed is running wild right now, in my opinion, and just as any addiction, people are not realizing the harm caused.

Sellers are not looking for a reasonable profit any more but are trying to break the bank and it shows when they have to lower the price after a couple of weeks languishing on market.  It tells a story.

Hi Mark-Sellers don't want to feel like they've left anything on the table.  Greed has been around forever. It is usually at the heart of most crimes and war. Or as my husband likes to say...Pigs get fat and hogs get slaughtered.

Good morning, Mark... when a client says to me they are not "looking to be greedy," it's music to my ears. I've seen that greed come back and bite sellers in the you know what more than once.

Yes, there has been evidence of greed this year. I know someone put a piece of land on the market that might be worth $150-175K(ish). It was put on the market for $450K and is now down to $250ish. Yikes.

Mark, earlier this year saw the same thing.  Had several buyers, and sellers were waiting until they got 5-10% more than fair market value.

Mark Don McInnes, Sandpoint - your client was the wiser of the two. Moving on away from greed was smart. Clearly, your client didn't give in to greed and now the seller pays the price for his own mistake (or was his agent guilty of greed)? 

Your story reminds me of a situation I  had several years ago. I had communication with a Financial advisor. He was a very shrewd man and a fast talker stuffed with ego (he was a former football player). When in doubt, I don't.... Something he said made me very uncomfortable and he knew it. His response to my reaction was, everyone is motivated by greed. I said no thank you and left, never regretting my decision to walk away without looking back.
