Unit-Home-Sales Ease only Slightly; with Home-Sales-Prices Continuing their "Moon-Shot" Rise for Battle Ground WA in July 2021

New Listings moved up strongly again this month; with Pending Sales also making a moderately strong upward move. Closed Sales Prices are the big news coming in a $661k on a monthly average, which is $96k higher than in June! Here are the key points for this month:

  • The 3-Month Moving Average Sales Price jumped up by about $41k and is now $593,519 which is 34.45% higher than last year; with the 12-Month Moving Average now at $540,292 or, 25.60% compared to last year.
     
  • The Inventory level for Resale Homes finished the month up one-tenth at 1.0 Month's of Supply.
     
  • Approximately 63 Pre-owned Homes closed, compared to 52 Sold in 2020; and 5 fewer than last month.
     
  • REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2020. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in July 2020.

 The 3-month Average Sales Price for Battle Ground rocketed much higher and closed at $593,519 this month; and leads Vancouver's price-level by $108,784!

The Short term trend is still in its seasonal upward move, and is now well above the long-term line. In contrast, the long-term trend-line is still moving gradually upwards.

The price action over the past 14 - 16 months is an incredibly massive upward move, not seen since the market "bottom" seen in January 2012. We on our team are now very concerned that home prices in this town, and for the County, have risen far too fast and too high.

New Listings posted a strong upward move, while the up-move for Pending Home Sales was modes. Closed Sales eased by 5 units but the number is still strong for this month.

In the second graph here, the Average Price for Closed Sales came it at a MASSIVELY New High; while New Listings were strong but only the second highest level. 

Finally, the  Average Days on Market and Median Days on Market remained at very low marks seen last month. The current Seller's Market is still rolling strongly.
