e.    Addressing issues with the exterior of your property, like crumbling driveways or sidewalks and rotten deck or fence boards.

2. Find an agent who can help stage your property: You can save yourself lots of time and energy by choosing the right selling agent from the start, someone who can help transform your property with a full makeover without charging an exorbitant commission. When it comes to a makeover, a fresh coat of paint is essential, rooms often need to be decluttered and rearranged and the addition of contemporary furniture helps attract high income buyers, says Ghani. A good agent knows what needs to be done to sell for top dollar in each market. Ghani, an expert in the GTA housing market, recently helped transform properties in Brampton and Oakville that generated an average of 19 bids per property and sold for $121,800 and $231,000 over asking. An agent’s job is to make sure buyers connect with a property, says Ghani. This is best accomplished with professional staging that takes buyers’ wants and needs into consideration.
