Selling a home in certain areas of the country is quite easy currently. States like Florida have very hot real estate markets when it comes to homes being sold. Tampa is a great example of this as hoes are going at or over asking price in a matter of a day. The home is usually the largest investment that individuals make during their lifetime. Getting a great return on a home can allow someone to retire early or upgrade their home in a huge way. The following are issues that could impact the sale of your home. 

Pests/Wildlife

Affordable pest control is something that you need to invest in regularly. Nobody wants to move into a home that has a family of raccoons living in the attic. This isn’t bad by itself but they likely are creating holes in the roof and thus water damage. Electrical wires can also be chewed by different vermin that might live in the home. Getting a bid for the asking price of a home is nearly impossible if there is a bug infestation unless it is priced way below market pricing. 

A Dying HVAC System 

A dying HVAC system is not something that new homeowners want to put their money into. The home inspector will test the system but someone that has a friend that works on these systems can put it in working order for a few days. Maintenance on the system a few times a year can improve efficiency and increase the life of the system. 

Water Damage Of Any Type 

Water damage can be extremely harmful to the foundation of a home and can cause wood to rot. Finding one section of water damage during an inspection can lead a buyer to withdraw their offer. People do not want to deal with hidden issues that could cost them thousands right after moving in. The plumbing in the home is going to play a huge role in this as leaky pipes can lead to thousands of dollars in repairs. Don’t ignore circles that are caused by water on your walls or roof. Catching water damage early can help fix the leak without having to replace much in terms of wood or insulation. Mold is another issue that comes with water damage and it can cost hundreds to remove it safely. 

Wild Neighbors 

The best aspect about neighbors is that they won’t always be home. A person could come to a home a few times before deciding to purchase it. Neighbors that leave quite a bit of junk in their yard can impact the number of offers you get on your home. Everyone has had a nightmare neighbor that they wish they had never moved next to. You cannot control the behavior of your neighbor but you can schedule showings when they are usually not loud or out of the home. 


Put yourself in the buyer’s shoes when you are selling your home. You don’t want issues as soon as you move in so take care of the issues above when possible. Getting a great price for your home can increase your quality of life overall.
