Highest Unit-Sales Posting for this Year; while Prices Eke-out another New High Level for Battle Ground WA Real Estate in August 2021
Battle Ground's hot real estate action is challenged by prices that have run up way too high and too fast, and we are now seeing a recent slowing to the overall rise. Still, we opine that more units would be sold if more would become available for sale. Here are the key points for this month's report:
- The 3-Month Moving Average Sales Price increased by approximately $3k and is now $596,525 which is 26.52% higher than last year; with the 12-Month Moving Average now at $546,246 or, 23.29% compared to last year.
- The Inventory level for Resale Homes at any one time is super low, and is at the low 0.9 Month's of Supply.
- Approximately 73 Pre-owned Homes closed, compared to 65 Sold in 2020; an increase of 8 homes (+12.3%).
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (1.54%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in August 2020.
The Average Sales Price for Battle Ground actually moved up slightly + $3,006, ending up at $596,525 this month; and now its lead over Vancouver's price-level is $109,160!
Next we have my custom chart illustrating the trend for Average Number of Pre-owned Properties Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:
The short-term trend is clearly establishing a new High; and is well above the long-term line. The Long-term trend is at a higher level but is horizontal.
The next chart shows the Average Sales price trend, short and long term:
The small increase in the Short-term is visible in the red-line; which also shows the huge price change in the past year-plus. The Long-term trend is still moving up very strongly too.
The last charts are from RMLS for Battle Ground WA and show:
New Listings and Pending Sales both fell rather strongly; with Closed Sales rising to their highest level for the year. This combination worked to keep Active Inventory low.
The Average Price for New Listings posted a very high mark but, not its highest; with Closed Sales prices coming down quite a bit from last month's highest level.
Finally, Average Days on Market rose only 1 day; and Median Days also rose 1 day ending at the low 5 days level. Both measures still show we are in a strong Seller's Market.
