Month of September 2021. Unit volume of 38 sales fell short of last year’s total of 46, a 17.4% decline. Average Sale Price and Median Sale Price rose 32.4% and 35.3% respectively. It’s hard to get used to the average home in Sun City sold at $440k. Average Days On Market crept above single digits to 12 DOM. The Average cost per sq ft now stands $233.1 a 33.1% increase over prior year. Looking ahead to October 2021, there are 46 re-sale homes currently contingent or under contract/pending. We are on pace to fall short of last Oct. total of 54.
September YTD 2021 Unit sales increased 24.5% over prior year finishing at 427 vs 343 one year ago. Median Sale Price has risen to $375k 27.6% ahead of this time last year. As the market breaks its fevered pitch, it is clear homes in top condition on desirable lots will sell quickly and homes in need of attention will take longer to sell.
