It's so important now to make sure your sellers really understand what they're up against in the markets around the nation. I haven't heard any market that is a sellers market now. We're all in it to get the best deals for our buyers and still help the sellers recoup some of their investment.

 Greenville and Travelers Rest SC we're still getting 97-99% of list price..for the most part. The large spec builders and custom homes over 300K are really the ones sitting. But for our resales, unless the homes look like a model home...they sit. I'm sure that it's the same where you are as well.

So what's a seller to do to move their property?

Make sure that the house is CLEAN...spotless. Baseboards, windows, carpet, new paint (neutral of course) but clean and smelling fresh. We all know this right? But how many of our sellers when we tell them that they need to change knobs on cabinets to update, paint or get the carpet clean, balk at the added cost. So in this time when everyone is suffering, it's a great time to make deals with the local vendors! Landscapers, painters, carpet companies, everyone! Call them and tell them you're offering them added business but that the client has to show your business card to get a discount, whatever they might choose. They need the business too! Make a list of your top vendor and send them out to your sphere offering this as an item of value. It takes some of the "hurt" out of the suggestion that their home is not exactly what the oh so picky buyers of today are wanting.

It also adds to your touches and referrals and we all know how important that is. Keep selling..we've got a long wait before the market becomes again what it was last year. Listings are key now and the buyers can pick and choose. If your seller's home isn't staged and clean, it will sit. And everyone loses money.

Educate them all, get your referral program up and running and make your contacts. If you call them, they will come!

What has me scratching my head is the beautiful homes which sit for no apparent reason. Even lowering the price has not helped in all cases.    Veronica

Great idea why not work with other servicers?  I work with some regularily, but they've never though to send me business and I've never asked.

If the Bible says ask and ye shall receive..what do we expect. Sometimes we have to use our sphere and really ask for the business..thanks and go for it.

I've found the buyers seem to have to feel they got the last word in on the deal.  Even if the seller comes down off their price close to the buyers low ball offer, the buyers will come back with still a lower price and/or asking for more, like a home warranty too.  The sellers really have to be willing to give much more than previous market and I always encourage them to counter and keep the deal alive because they may not get another one.
