Community and Real Estate Information

You'll find Chapman Lake just about three miles northeast of Warsaw. Unlike numerous vacation lakeside communities in the vicinity, Chapman is a year-round lake community that caters to residents who appreciate lake living all year long. A channel connects Big Chapman Lake to the north and Little Chapman Lake to the south, giving residents access to both lakes from their homes. Both Big and Little Chapman Lakes receive their water from nearby springs, yet they are vastly different in terms of both size and composition.

Big Chapman Lake is a 500-acre body of water with a natural average depth of 12 feet, but it may be as deep as 39 feet in some places. This lake is ideal for boating, wakeboarding, water skiing, and fishing, making it an all-around family destination. A little over 180 acres are covered by Little Chapman, which is 14 feet deep on average and 32 feet deep at its deepest point.

Wetlands and a variety of fauna and birds can be found along Little Chapman's western shoreline. As a result of its reduced size, weed beds, and aquatic development, Little Chapman is designated as a no-wake lake. Bluegill, crappie, redear, bass, catfish, northern pike, and walleye are among the common species caught by local fishermen. Residents of Big and Little Chapman Lakes have formed the Chapman Lakes Conservation Association in order to protect the lakes' water quality. The Association collaborates with the state to keep lakes clean and wildlife and natural habitats protected by monitoring water quality and educating lake users about best practices.

Along Big and Little Chapman, there is a wide range of house sizes, ages, and architectural styles to choose from. Among the 700+ lakeside residences, you'll find a mix of Craftsman, Cottage, Tudor, and Modern architectural styles. Individuality can be expressed through such diversity, and the combined 76,000 feet of shoreline gives a unique and varied scenery. It's possible to find a home in this area for anywhere between $100,000 and $700,000. It would be best if you thought about things like direct lake access or lake easements when looking for a home near Chapman Lake. You should also think about things like pier space and retaining walls, as well as your own preferences for boating, fishing, and wildlife viewing.
