Is Halloween the wrong time of year to list your home?

It was really  strange when a Manchester NH Area Home Seller canceled our listing appointment. When I asked why, he said he met with another Realtor who told him that buyers start to decline during the Holidays. It was strange, because the fall market here in the Manchester NH area can be as busy as the Spring market.

 

I convinced him to let me come anyway to at least see the home. I got the grand tour and we sat to talk. I brought him a stack of listing sheets that have gone under contract or Closed/Sold this fall. The point was to show him how busy it really is. Halloween is not really a holiday that keeps people from buying or selling a home. Buyers buy anytime of year they need a home. He was quite impressed with me he said. Could i come back and meet with his wife next week to list their home. Who tells a seller it is the wrong time of year to list?

 

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. Scott,  I have a listing with an offer deadline on Friday, October 29, 2021.  Yes, we do that here in my market. 

One lucky buyer and my seller will have a spooktacular Halloween as we will be under contract at that point. 

Like Nina Hollander, Broker Q-4 for me always seems to be busy.

Ah yes, the ole myth about the holidays not being a good time to sell a home!  I often remind folks that I signed the agreement to buy my current home, late on a Christmas Eve night.  And, the home I had before this was signed on a Halloween evening in 1969, while Trick or Treaters were coming to the door.  That's a true story!

Scott I don't hear that type of concern here in the Phoenix area as they all know that our gorgeous weather brings in more buyers all year but especially in the winter months.  The best to to list is when the owner is ready to sell!

Seasonality is not an issue in the current environment of low interest rates and low inventory of homes for sale. If a home is properly prepared, properly marketed and property priced, it will sell strongly.

There are always buyers in the market!  In the Kansas City metro area--listings, and sales, fall from Nov-Feb, due in part to the weather, holidays and not as much inventory.  I feel if the house is updated, well located, well maintained-it will sell!
