  The Cotton Mill Condos cover the entire block of Poeyfarre between Constance and Annunciation. It is a short block from the World War II Museum. The building was apartments before being converted into condos in 2004. Before it was a warehouse for converting cotton fibers into all kinds of things. Lots of warehouses around here in 1900 as it was several blocks from the port.
 
     The condo complex is 288 units. There are about 16 penthouses that were built on top of the 3 rd story front that faces Poeyfarre and Annunciation. There is no on site parking but there are several lots across the street where one can rent a spot. There is also limited street parking.
 
     The Cotton Mills features many amenities for a very moderate condo fees. The large courtyard is in the middle of the building along with swimming pool, clubhouse, bar-b-due pits, bike racks, several elevators, large gym on first floor and on site management and staff. The building is secure and front desk is manned 24 hours per day. 
 
    The condo fees cover exterior insurance, water, upkeep of the building, management, hot water, monthly insect checks, termite contract, basic cable and 24 hour security. The hot water comes from a hot water system and each unit does not have a hot water heater. You pay your own electric bill and take care of everything in your unit. All units have washer and dryers.
 
     Pets are allowed but there are going to be restrictions as to the size and number. No mean dog types that would have an issue with the insurance of the condo association. People can easily walk the dogs around the building. Owners really take care of the mess and it is rare to see any crap....
 
     Most of the units are one bedroom units but plenty of two bedrooms and a few three bedrooms.  Hard to find a two bedroom that is all on one level. Many of the two bedrooms will have a bed and bath upstairs. 
 
    Over the years I have listed and sold about 40 units in this building. Never a problem with financing. Clients have always enjoyed the condo and condo association. Over the years many units have been updated and made better than when the units origionally sold in 2004-2005.
