I am one of those Rookies swimming in the sea with no real mentor to help me lead the way. BUT - I'm trusting the "ME" that I've known all of my life and though it is slow going I am planting roots that I truly believe will come back around in a good way over the next few years (and hopefully until I can no longer drive :) ).

As others have done; I too create my own marketing material. The only thing I do order is Business Cards and Nascar Magnet Schedules; those 2 things I cannot have enough of and it's cheaper to order them than print them myself (time is an issue as well).

One thing I noticed foremost is the lack of "Internet" presence Spencer County Indiana has. So many local business folk don't yet see the benefits in online marketing; I however am a total geek and over the past 5 - 8 months I have followed a strict regiment of getting my face and name on "Search Engine" band-wagons. I use MySpace, WannaNetwork, Care2Connect, EBay, Yahoo Groups and as many Free Submit Online Directories as I can manage. Now I realize that you "Get What You Pay For" in many instances but to do a search today vs. before I started doing this tells me that regardless --- it's helping and I AM pulling up in those searches (and I'm far from finished).

As for local marketing ideas: I used to manage a Payday Loan company over in Jasper. The majority of it's centers were destroyed in hurricane katrina but to succeed in that industry in JASPER was like pulling teeth and I took my Brand NEW branch to 2nd in the state for "New Growth" in only 8 weeks time. So - when they closed their doors and I decided to launch my Real Estate Career I knew I would use some of the same methods I used to build that store.

  1. Partner with Buy Here/Pay Here Car Dealers: Just exchange Flyers and Business Cards
  2. Partner with Pizza Companies: Offer to build their boxes in exchange for putting a flyer on the box
  3. Partner with Toys 4 Tots: Do you realize that you get more than 20 Radio Ad Mentions PER DAY during the Toys4Tots Season? Take advantage of this and know it's for a great cause!

I even maintain a membership on our Local TV Channel Blogs/Groups and try to post on a weekly basis because everyone in the tri-state (or a LOT of people) log on and see my signature etc...

Being a Rookie is tough; especially where there is not true set of "Training Standards" happening in your office. All I can say is to use every avenue, get creative and just keep plugging.

Yep I am. Just got my license last June.

I recently changed brokers (January) due to a complete lack of "everything" and am really just now getting going. One of my goals is to create a Rookie Roadmap; very cut and dried and provide it as a free download and free online read. I'm currently doing what I can via the groups and "myspaces" because I know I'm not the only Rookie who felt left behind by folks who you would think wanted to see their agents succeed.

I am blessed with a husband who makes enough to allow me the time to build my career (though on a very limited and strict budget) but not everyone is so if the tips I give them can help in any way shape or form; then I've given back to a career that I personally love.

I decided to cut 'n paste my own links so that I could provide some more detail regarding their services and why I think they are worth using:

  • Verify an Indiana License - This one is of course ALWAYS a good bookmark; verify the competition
  • Indiana Public MLS - As in discussions throughout AR - what I do when we find a competitors client on our website; we stear them towards the public MLS and let them know that from there they can look to their hearts content and not be obligated to any realtor except the one they chose/choose. We find that most folks don't even know about this website; very underused and advertised.
  • eSchool Profile - Put a link on your website; let your visitors check this information themselves. It can also be a great tool when building your presentation packets; tuck in a local school report & some photos.
  • HUD Fair Housing Laws - Again; always a good bookmark!
  • Real Estate ABC - This company isn't free but so much information IS freely accessible and I have found it to be a very valuable resource.
  • Ameri Dream - This company provides grants towards the purchase of a home; AmeriDream, Inc., is a non-profit 501(c)(3), publicly supported organization founded in 1999. AmeriDream is one of the first organizations to pioneer providing down payment assistance to low-and moderate-income individuals and families to become homeowners. Through AmeriDream's Downpayment Assistance Program, the organization has helped over 300,000 people buy and sell their homes.
  • IQ Real Estate - Another great resource for information!
  • SWIIC Spencer County - This is Southwest Indiana Internet Community; meaning - local links! You can check other areas of Indiana as well but I provided a link to the Spencer County section. Exchange Links with them too and get listed in your county directory!
  • IPLA Lic. Express (IN) - For Indiana Realtors; Renew and manage your license here!
  • Business Highlight - Another great resource for information!
  • Nehemiah Corporation - This is another grant program used for purchasing a home. They are the nation's largest privately funded down payment assistance program. Since 1997, and have assisted over 220,000 families working with more than 11,000 lenders nationwide to provide more than $879 million in down payment gift funds.
  • House of Magnets - I love their products AND their prices! $28 + 10 shipping for 100 Sports Schedule Magnets w/ the peelable sticky surface to mount your business card. If you know of a more affordable magnet supplier; PLEASE SHARE!!! To date; House of Magnets is the most affordable option I've found!
  • Over Night Prints (Biz Cards) - I pay $50 ($49.95) for 1,000 Biz Cards with FREE Glossy U/V or Matte Finish (Your Choice). Again I haven't found a better price and these cards are NICE! Quality without cost!
  • Zoho CRM (FREE CRM) - I found this about a year ago and love it! Zoho CRM brings together your sales and marketing teams by integrating sales force automation with campaign management, lead generation, pipeline analysis, sales forecasts, sales quotas and a whole lot more. AND IT'S FREE Folks!!
  • Photo Stamps! Super Tool! - Everyone who sees my postage stamps HAS to know where I got them! Well they come from photo-stamps and they are MY Picture printed on Actual Postage Stamps. I affix them to my outgoing mail; just like you would a typical stamp and whoever sees that piece of mail will see my photograph and my name.
  • FREE LowesRealtorBenefits - For anyone not familiar with this program; you can build a client database within lowes and have them mail out coupons and rebates to your clients. I had a client who needed carpeting so I put in to have a 10% coupon plus a carpet tips guide mailed to them. They called to thank me and said it was such a nice thing to do. Lowes puts YOUR Logo, Picture and Contact information on anything they mail to your client. I personally love the program -- but you decide for yourself. It's FREE!
  • FREE RealTownBlogs - I've found my permanent home right here on AR --- BUT --- Like I've said numerous times, the more you get your name out there, you increase your search engine rankings. Set up a blog at RealTownBlogs and update it monthly --- it could be a recipe blog, poetry blog whatever -- but make sure that you have your REALTOR information up front and the first thing folks see when they visit.
