Holiday Decorating When Selling Your House...8 Tips

 

The holidays are approaching and if you are planning on selling your house, you may be wondering if you should still decorate. 

Keep it simple

The simple answer is YES!  However, you’ll still want to follow the basic staging principles of staging…

-Let your buyers SEE the space

-Allow your buyers to see and feel the liveability of your house

-Keep It Simple

 

Even though homes are selling quickly, buyers still want to see the value in what they are buying. 

 

Here are some tips:

  1. Keep It Simple  

You don’t want to distract your buyers with so many festive decorations that they can’t see the features of your home. 

If your tradition is to put out your 100+ piece Dicken’s Village, consider 3 special pieces to display instead.

 

 

  1. Don’t let your decorations block the key features of your house. 

The fireplace is one of our favorite areas to decorate, especially for the holidays. We hang stockings, on evergreen-covered mantels. 

However...your buyers are not there to judge your decorating skills...they will want to see the fireplace!

Take a step back and make sure that you are not covering a big selling feature of your house.

 

Where is it?

 

  1. The Tree

Nothing is more festive than a beautifully decorated tree. However, if yours will block the window that looks out on your patio, or block a pathway across the room...consider a smaller tree. 

You don’t want your tree to overwhelm everything else in the room. You also don’t want it to block the natural light that enters through a window!

  1. Be kind to our noses

Personally, I love the holiday scents...nutmeg, cinnamon, pine, gingerbread. But, some buyers may be allergic to these. Keep it simple and fresh!

 

  1. Be safe with flameless candles

Clearly, you won’t want to have candles lit throughout the house but should you have an open house or showing, it can be tempting for someone to light one. 

True story...I had real candles on the mantle of a vacant home. During a showing or open house, they were lit, and even though they were extinguished before the agents and buyers left, it was not before wax had dripped all over the mantle.

 

  1. Color still matters!

We tend to think of the colors of Christmas as red and green (or blue and white or silver for Hanukkah)  However if you’re like me, red and green would clash with the colors in my home. 

There’s no need to force the issue. They grow, for example, white Poinsettias. You can use holiday-themed decorations that enhance your home. 

 

  1. Don’t forget your curb appeal!

It’s the first thing that will catch your buyer’s eye so save the big blow-ups for your new home. Deflated during the day, they look as if someone left trash all over the yard. And even if they are fully inflated all day, how can your buyers see your home?

  1. Hide your presents!

It goes without saying but any time that your house is on the market, you’ll want to hide any valuables and for the holidays, that includes your holiday gifts!

 

The key for staging whether you are selling your home during the holidays or any other time is to EDIT what you have so that buyers can see the space!  

CREATE the kind of space that will have your buyer feeling right at home.
