Solana Beach is an affluent coastal town south of Encinitas and Cardiff by the Sea. It’s one of the more expensive communities along the North San Diego County coastline.

The following data are taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable at the time this report was published, but are not guaranteed.
18 homes sold in October, the same as last month. Here are the details:
Single Family Homes Sold
10 (down by 1); 20 Average Days on Market; Average Sales Price $3,172,025 (up 35%); Average Sales Price was 98% of original asking price
Condos, Townhomes and Duplexes Sold
10 (up by 1); 23 Average Days on Market; Average Sales Price $1,589,100 (up 34%); Average sales price was 100% of original asking price
Overall sales volume in the Solana Beach housing market for October remained the same, with 1 fewer single family detached sale but 1 more condo, townhome and duplex sale. The average sales price for single family homes was significantly higher (no doubt due to 3 sales, each over $4M, that substantially raised the average); the average sales price of condos and townhomes was also higher than last month, with 3 sales over $1.8M.
The average marketing time for single family homes and for condos, townhomes and duplexes was longer than last month.
While many buyers negotiated their sales prices down from original asking price. 39% of them paid list price or more for their homes.
Sales prices ranged from $720,000 to $5,900,000. The median sales price of the condos, townhomes and duplexes in October was $1,463,000 (up 19%). The median sales price of the single family homes was $2,753,100 (up 17%).
At the end of October 2021 there were 15 homes for sale in Solana Beach, ranging in price from $1,100,000 to $10,995,000. This is substantially fewer available homes than the 26 last month!
Solana Beach has an inventory of 21 days for condos, townhomes and duplexes (compared to 29 days last month), and 26 days for single family homes (down from 1.5 months last month) based on the rate of sales over the last 3 months.
It’s still a very strong seller’s market in Solana Beach.
There was 1 Active Under Contract listing in October, compared to none last month.
In October 21 new listings came on the Solana Beach real estate market, 4 more than last month. The number of homes going pending (excluding homes that sold in October) also increased, with 18 pendings compared to 14 last month. It was a fairly busy month for sellers and buyers.
